Ross & Liddell strive to provide you with a broad selection of properties across the central belt, ranging from Studio flats to detached homes.

The properties available for rent change regularly so if we don't have what you are looking for at the moment, please feel free to contact us with your requirements, and we will add your details to our Tenant Register and shall contact you if a suitable property becomes available.

We are also happy to assist tenants with any guidance they require in renting a property.

As an ARLA – Association of Residential Letting Agents – regulated agent you can be confident that Ross & Liddell adhere to a strict code of conduct and that your deposit money is safe.

Our procedure for all tenancies

Reservation

A HOLDING DEPOSIT of £250 must be paid in order to hold the property whilst applications are being processed. 

PLEASE NOTE THAT THIS DEPOSIT IS FULLY REFUNDABLE SHOULD YOU NOT PROCEED WITH THE LET.

We can accept funds by card or bank transfer.

NB. If you are a student, receive benefits or are under 21, a guarantor will be required (i.e. someone who is resident in the UK and in full time employment, however if the guarantor is self-employed then they must also provide their Accountant’s details).  The guarantor will be treated the same way as the applicant and will also have to supply the necessary documents to enable us to obtain references.

Important information

* The reservation fee will only hold the property exclusively for you for a maximum of 72 hours, you must fully complete your application and have all the required relevant documents. Failure to do so will result in the property being re-advertised.

Tenancy Application Forms

All adults who will be occupying the property must complete and return the Tenancy Application Forms, and provide all the relevant and required identification \ paperwork, this allows us to obtain references from your employers and/or any previous landlords, you must also pass a credit check.

Documentation required.

  • Two forms of proof of residency for your current address, i.e, utility bills, (Gas or Electricity) or a letter from employer.
  • Your Last 3 month’s payslips or last 8 weekly wage slips.
  • Photographic identification,  i.e. Either your driving licence or passport.

IMPORTANT:  Failure to complete all the above will hold up your application & FAILURE TO RETURN WITHIN 72 HOURS WILL RESULT IN THE PROPERTY BEING RE-ADVERTISED.

References:

On receipt of your completed application forms, we will instruct a third party company called Homelet to undertake a credit search. Please note we cannot progress your application any further until Homelet confirm the references have been accepted.

Once we have received satisfactory references, we will contact you to arrange a Date of Entry.

Move In

Once a date of entry has been set we shall advise you how much you will have to pay prior to moving in, generally this is one month’s rent in advance and a minimum of 6 weeks rent as a security deposit, this must be clear funds and paid in full before your  date of entry. On the day of entry a representative of Ross & Liddell will normally meet you at the property to complete an inventory check and take the meter readings .

UNDER NO CIRCUMSTANCES SHOULD YOU MAKE ANY ARRANGEMENTS WITH REMOVAL COMPANIES UNTIL YOU ARE IN POSSESSION OF THE KEYS.

THIS IS NOT TO BE CONSIDERED A PART OF OR CONSTITUTING A BINDING CONTRACT.
