The maintenance characteristics of all buildings are a result of the original design. However, inefficient designs, bad specifications and poor workmanship can result in defects that are subsequently often difficult and usually expensive to diagnose and remedy.

In addition, the severity of the weather can accelerate deterioration to defects that may already exist.

To ascertain the maintenance needs of a building a detailed survey of all elements of the exposed fabric should be carried out.

We can prepare a maintenance programme that suits the buildings' needs and the clients' financial constraints, and thereafter implement a maintenance regime that will ensure that the property's value will not be eroded due to poor maintenance.

The production of planned future repair and maintenance budgets and capital expenditure forecasts are invaluable aids to proper building management. They will inevitably result in the need to prepare detailed specifications and to supervise the maintenance and repair works that have been identified.

Where repair or maintenance proves necessary, we will produce budget estimates, draw up detailed specifications, advise on the selection of suitable contractors, prepare the contract document, supervise the works in progress and see the project through to satisfactory completion.

Planning

Any proposal to develop land or alter properties will involve the consideration of the rights and agreement of all interested parties, and the need to obtain planning and other statutory consents.

Planning legislation is complex, and where an application for planning permission has proved unsuccessful, we can advise on the prospects and the likely cost implications of going to appeal. We can also give advice in the preparation of the necessary documentation supporting the owners application.

Advice on leasehold properties, Dilapidations and Schedules of Condition

We can give advice on building and property law, particularly where it relates to leasehold interests.

Schedules of Dilapidations – Our Building Surveyors will ensure that repairing and similar covenants of the Lease are fully understood and observed. Schedules of Dilapidations can be prepared for a landlord, or where served, defended on behalf of a tenant.

Schedules of Condition that accurately record the condition of a property prior to entering into a lease agreement are a valuable document to avoid future disputes. We can be instructed to act on behalf of either the Landlord or Tenant, to prepare or agree a Schedule of Condition, or to prepare or agree a Schedule of Dilapidation's during or at the termination of a Lease.

In any event our Building Surveyors will ensure that fair and reasonable agreement is reached on either the scope of works required, or an appropriate financial settlement.
